Advanced AC and chiller maintenance is scheduled servicing of large or complex cooling plant, carried out against measured performance data rather than a checklist. It covers air-cooled and water-cooled chillers, air handling units, VRF systems, district cooling interfaces and multi-zone ducted villa systems. Downtown Services delivers it across Dubai on programs built from actual running hours, with approach temperatures, delta-T, amperage and water quality trended visit by visit so degradation is visible before it becomes a breakdown.
Issued before a single tool comes out of the van.
Free of charge on any job that cannot be priced honestly by phone.
On labor and on every component we supply.
Trained, uniformed, insured, never day labor.
Cooling is the largest line on almost every UAE energy bill and the fastest route to a complaint when it underperforms. Large plant does not fail suddenly. It degrades quietly through fouled heat exchange surfaces, drifting refrigerant charge, failing belts and uncalibrated controls, and the first visible symptom usually arrives months after the efficiency was already lost.
Our advanced maintenance programs exist to make that degradation visible while it is still cheap to correct. Every visit produces numbers. Every quarter those numbers become a trend. Decisions about overhaul, replacement or efficiency investment then get made from evidence rather than from a supplier's opinion.
The program is built around the plant you actually have, not a generic template.
| System | Typical setting | Service focus |
|---|---|---|
| Air-cooled chillers | Rooftop plant on towers and mixed-use buildings | Condenser coil condition, refrigerant circuit, compressor performance, control sequence |
| Water-cooled chillers | Larger commercial and hospitality plant | Approach temperatures, condenser water quality, tube fouling, vibration analysis |
| AHUs and FAHUs | Offices, retail, clinics, common areas | Coil and filter condition, belt and bearing wear, damper operation, static pressure |
| District cooling interfaces | Downtown Dubai, Business Bay, Dubai Marina, Al Reem Island | Heat exchanger performance, ETS valves, strainers, BTU meter verification |
| VRF and package systems | Villas, boutique offices, showrooms | Zone balancing, refrigerant circuit integrity, control integration |
| Multi-zone ducted villa systems | Emirates Hills, Palm Jumeirah, Dubai Hills, Al Barari | Room-by-room airflow, duct integrity, drainage, coil cleaning, zoning |
A normal service is a task list. Advanced maintenance is a measurement program. The difference shows up in what you are holding afterwards.
The costs compound in a specific order, which is why the middle of that order is the cheapest place to intervene.
| Plant | Interval |
|---|---|
| Chillers | Quarterly attention with an annual major service |
| AHUs and FAHUs | Quarterly, monthly filter checks in dusty locations |
| Cooling towers | Monthly water treatment, quarterly mechanical service |
| FCUs | Two to four times per year by duty |
| VRF and package units | Two to three times per year |
| Villa ducted systems | Twice yearly, three times with pets or nearby construction |
High-duty plant in continuous operation needs a tighter schedule. We set intervals from running hours and condition, not from convention.
This is the same evidence set described on our standards page, and you are welcome to ask for a sample report before committing to anything.
Yes. We service the building side of district cooling connections: heat exchangers, ETS units, valves, strainers, BTU meters and the FCU and AHU distribution beyond them. This is common work for us in Downtown Dubai, Business Bay, Dubai Marina and Al Reem Island.
Yes, and the mechanism is simple: clean heat exchange surfaces, correct refrigerant charge, calibrated controls and correct airflow all reduce the work the plant has to do. We trend the readings so the improvement is visible in your own data rather than asserted in a brochure.
Yes. We start with a condition survey and baseline readings, produce a rectification list to bring the plant back to a maintainable standard, and then move it onto a normal program.
Yes. Most commercial servicing is deliberately scheduled outside trading or office hours, and that is built into the contract rather than charged as an extra.
After a free site survey. Two buildings of identical size can carry completely different plant and condition, so a published rate would mislead you. You receive a written, itemized fixed proposal.
We cover 109 communities in total. See the full list.
We will look at what you actually have, tell you what we find, and put it in writing before anyone talks about price.
