Marble, travertine and limestone are soft, porous and chemically reactive. They are also the finish most often specified in premium UAE property, which means a great deal of expensive stone is quietly being damaged by the wrong cleaning product.

Restoration is a mechanical process, not a chemical one. Anything that promises a mirror finish in two hours with no dust and no slurry is a coating, and coatings wear off in walkways within weeks.

What does the process actually involve?

  • Identification and survey. Material identified, damage measured, a small area tested to establish how the stone responds.
  • Test panel. A sample area restored so you see and approve the finish level in your own lighting before anything else is touched.
  • Containment. Skirtings, joinery, doorways and adjoining rooms protected; dust and water managed.
  • Grinding. Coarse diamond abrasives remove the damaged layer and correct lippage between tiles.
  • Honing. Successive finer grits refine the surface toward the approved finish. Skipping grits is the most common shortcut and shows as haze under raking light.
  • Polishing or crystallization. Reflectivity brought up mechanically, or a harder high-gloss layer formed where traffic demands it.
  • Grout and tile works. Grout cleaned, color sealed or replaced; hollow or cracked tiles lifted and re-fixed.
  • Sealing and handover. Penetrating sealer applied and buffed, floor inspected with you under natural light, written aftercare provided.

What preserves the result?

  • pH-neutral stone cleaner only. Never vinegar, lemon, bleach or general-purpose acidic products.
  • Wipe spills immediately, especially wine, citrus, coffee and bathroom products
  • Mats at every external door, because sand is the abrasive doing the damage
  • Felt pads under all furniture
  • Re-seal every two to four years depending on traffic

The most common cause of etched marble in UAE homes is a well-meaning cleaner using an acidic bathroom product on a stone floor. Tell whoever cleans your property, in writing, which product to use.
