We survey the installed systems and review whatever drawings, commissioning records and as-builts exist. Where documentation is missing, we establish the reality on site instead of assuming the design was followed.
Electrical loads, cooling capacity, water pressure, flow rates and drainage performance are measured and compared with design intent and current demand.
You receive a written report separating safety-critical items, performance issues and efficiency opportunities, each with an indicative cost and a recommended sequence.
Where works require design revision or authority approval, we prepare the submissions and manage them through to permit, coordinating with landlord and consultant teams.
Works are executed with proper containment, correct materials and full coordination between mechanical, electrical and plumbing so that nothing has to be reopened later.
Systems are tested, balanced and commissioned with recorded results: air and water balancing, electrical testing, pressure testing and functional verification of every control sequence.
You receive as-builts, commissioning records, O&M manuals and warranties, plus operator training and the option of a rolling maintenance contract with the same team.

After survey. Commercial and building-scale scopes vary so widely that a published rate would be meaningless. We survey the site, issue a written findings report and then provide an itemized, fixed proposal with a program. Survey and proposal are free and carry no obligation.
