Chillers, air handling units, VRF systems and package units all degrade quietly through fouled coils, drifting refrigerant charge, failing belts and uncalibrated controls. The first visible symptom is normally a comfort complaint months after the efficiency was already lost.

VRF & Package Unit Servicing follows the same documented process as every job in our commercial HVAC and chiller maintenance division.
We record every item of cooling plant with capacity, age and condition, and take a baseline set of readings: approach temperatures, delta-T, amperage, pressures and water quality where applicable.
A maintenance schedule is built around actual duty and operating hours rather than a generic annual template, with frequencies set by criticality and manufacturer guidance.
Coils are cleaned, filters replaced, belts and bearings checked, drains cleared, electrical connections inspected and refrigerant circuits verified against manufacturer specification.
Cooling towers, condenser water circuits and chilled-water systems receive cleaning, water treatment, dosing checks and strainer servicing to protect heat transfer performance.
Sensors, actuators, valves and control sequences are verified and calibrated. BMS points are checked against physical readings, because a control system reporting the wrong value causes more waste than a dirty coil.
All readings are logged and trended visit by visit. Degradation shows on the chart while it can still be corrected cheaply, rather than after a failure.
Each visit produces a written technical report, and each quarter we report on plant performance, energy trend and recommended interventions ranked by payback.

If we diagnose a fault and you go ahead with the repair, the diagnosis is absorbed into the job. You are never charged twice for the same visit.
Take out an annual maintenance contract within 30 days of any completed job and the value of that job is credited against your first contract year.
After survey. Commercial and building-scale scopes vary so widely that a published rate would be meaningless. We survey the site, issue a written findings report and then provide an itemized, fixed proposal with a program. Survey and proposal are free and carry no obligation.
