Brief, survey and feasibility
We take your brief, survey the property, verify what is structural and what is not, and tell you honestly what is achievable within your budget before drawings are produced.
Design, specification and approvals
Layouts, finishes and fittings are agreed and specified in writing. Where structural alteration is involved, we prepare and submit the necessary approvals to the relevant authority.
Program and stage-payment schedule
You receive a written program showing each trade, each milestone and each date, with stage payments tied to verified completion rather than to elapsed time.
Demolition and first fix
Strip-out is carried out with protection to retained areas. MEP first fix, drainage, waterproofing and structural works follow, and each is inspected and photographed before anything is closed up.
Wet works and finishes
Tiling, screeding, plastering and gypsum work proceed in sequence with the correct curing times respected. Rushing this stage is the single most common cause of finish failure later.
Second fix and joinery
Sanitaryware, electrical accessories, lighting, doors, wardrobes and bespoke joinery are installed and adjusted. Decoration follows once all dust-generating work has finished.
Snagging, commissioning and handover
We produce our own snag list before you produce yours, clear it, commission every system, hand over warranties and documentation and carry out a final joint inspection.
