Ductwork is the one part of a cooling system nobody ever sees, which is exactly why it is the part that gets neglected. Over five to ten years, fine construction dust, textile fibers, pet dander, pollen and skin cells settle inside the ducts and compact into a layer on the internal surfaces.

In the humid months that layer holds moisture, and moisture plus organic material is all microbial growth requires. The result circulates through every room in the property, every time the system runs.

What a proper clean involves

The internationally recognized method has two halves that must happen together: mechanical agitation to release the deposit, and negative-pressure extraction to capture it. Doing one without the other is the difference between cleaning a duct and redistributing its contents.

  • Rotary brushes or compressed-air whips run through each branch to break the layer off the duct wall
  • A HEPA-filtered vacuum unit holds the entire duct system under negative pressure throughout, so released debris leaves the building
  • Grilles, diffusers and return filters removed, washed, dried and refitted
  • Blower, drain pan and plenum cleaned
  • Access panels installed where needed, then properly sealed, never cut and left open
  • Antimicrobial fogging with a low-odor, occupant-safe product
  • Borescope camera footage before and after

If a company arrives with a vacuum and holds the nozzle at the grille for ten minutes per room, that is not duct cleaning. It removes the dust you could already see.

How to verify it was done

This is the crux, because a customer genuinely cannot inspect the inside of their own ductwork. Insist on borescope footage of the same duct runs before and after, taken at identifiable points. Any contractor working to a proper standard will offer this without being asked, because it is also how they supervise their own crews.

A second, simpler check: ask to see the collection unit's filter bag at the end. A system that genuinely needed cleaning produces a visible quantity of material.

A newly handed-over property is the case owners most often miss. Ductwork installed during construction spends months open to site conditions before the system is ever commissioned.

What it does and does not fix

Duct cleaning reliably addresses visible dust at the grilles, stale or musty odor, allergen load and the dust that reappears on surfaces within a day of cleaning. It also restores airflow where the deposit was restricting it.

It does not fix a badly designed duct layout, torn or crushed flexible ducting, missing insulation causing condensation, or an undersized system. An honest contractor will tell you when the problem you are describing is one of those instead, because cleaning will not solve it and you will be back.
