In short

Nearly always a blocked condensate drain. Cheap to fix on day one, expensive by week three. Here is how to tell how urgent yours is.

An air conditioner removes humidity from the air as a by-product of cooling, and that moisture has to go somewhere. On a typical UAE summer day a single ducted system can produce twenty liters or more of condensate. All of it is supposed to run down a drain line and out of the building.

When you see water at a ceiling grille, that pathway has failed. The good news is that the underlying repair is usually simple. The bad news is that the collateral damage is not, and it escalates quickly.

The four causes, in order of likelihood

  • Blocked condensate drain line (roughly 70% of cases). Biological growth and dust sludge accumulate in the drain, water backs up in the pan and overflows.
  • Drain pan problems. A cracked, corroded or incorrectly sloped pan holds water instead of shedding it.
  • Frozen coil, then melting. Restricted airflow or low refrigerant ices the evaporator; when the system stops, the ice melts faster than the drain can cope.
  • Missing or failed insulation. Uninsulated chilled pipework or duct sections sweat in humid air, and the condensation drips from a point unrelated to the drain.

The first two account for the overwhelming majority of call-outs. Both are inexpensive to correct at the point they first appear.

How urgent is it?

What you are seeingUrgency
Faint damp patch or slight staining near a grilleBook within a few days
Active dripping onto floor or furnitureSame day. Switch the system off at the isolator
Ceiling sagging or bulgingImmediate. Do not stand under it; the board is holding water
Water near a light fitting or downlightImmediate. Isolate that circuit at the distribution board
Water appearing in the apartment belowImmediate, and notify building management

That last row is the one that turns a AED 349 problem into a claim. In a tower, damage to a neighboring unit is your responsibility, and building management will want evidence that you acted promptly.

What you can do before we arrive

  • Turn the system off at the isolator, not just at the thermostat
  • Place a container and towels underneath and move anything valuable
  • Photograph the damage, with a timestamp if possible, for insurance or building management
  • If water is near any light fitting, isolate that circuit
  • Do not push a rod or wire into the drain line yourself; it is easy to dislodge the pan or damage the pipe

What the repair involves

A technician should locate the blockage rather than guess at it, clear the line under pressure or with a vacuum, sterilize the drain pan, verify the fall on the drain run, and then flow-test the whole path with water before closing anything up. Where the trap is missing or wrongly formed, it should be corrected, because that is why the blockage recurred.

Making good comes next. Stained or softened gypsum should be cut back to sound material, replaced, jointed, primed with a stain-blocking sealer and painted to match. Simply painting over a water stain guarantees it will bleed back through within weeks.

Preventing the next one

Condensate drains block because of what grows in them, and growth is seasonal. A drain flush at each service, before and after summer, prevents almost every case we attend. It takes a technician ten minutes and it is included in any competent service and in every annual maintenance contract.

If your property has had two drain overflows in two years, the drain design is likely at fault rather than the maintenance. Ask for the fall and the trap arrangement to be assessed instead of accepting a third clearance.

Questions & Answers

Common questions

You can pour a little warm water through an accessible drain point, but avoid pushing anything rigid into the line. Most drains in UAE ceilings are in awkward positions where a slip damages the pan or the pipe, which turns a small job into a large one.

No. If it is caught early, drying and stain-blocking is often enough. Once the board has softened or sagged, that section has to be cut out and replaced, which is why acting on the first damp patch is worth so much.

Condensate volume tracks humidity and run time, both of which peak from May to September. A marginal drain that copes in winter is overwhelmed in July.

Yes. Drain clearance and the associated diagnosis are covered under our annual maintenance contracts, and the twice-yearly flush is designed to stop it happening in the first place.
