An air conditioner removes humidity from the air as a by-product of cooling, and that moisture has to go somewhere. On a typical UAE summer day a single ducted system can produce twenty liters or more of condensate. All of it is supposed to run down a drain line and out of the building.
When you see water at a ceiling grille, that pathway has failed. The good news is that the underlying repair is usually simple. The bad news is that the collateral damage is not, and it escalates quickly.
The first two account for the overwhelming majority of call-outs. Both are inexpensive to correct at the point they first appear.

That last row is the one that turns a AED 349 problem into a claim. In a tower, damage to a neighboring unit is your responsibility, and building management will want evidence that you acted promptly.
A technician should locate the blockage rather than guess at it, clear the line under pressure or with a vacuum, sterilize the drain pan, verify the fall on the drain run, and then flow-test the whole path with water before closing anything up. Where the trap is missing or wrongly formed, it should be corrected, because that is why the blockage recurred.
Making good comes next. Stained or softened gypsum should be cut back to sound material, replaced, jointed, primed with a stain-blocking sealer and painted to match. Simply painting over a water stain guarantees it will bleed back through within weeks.
Condensate drains block because of what grows in them, and growth is seasonal. A drain flush at each service, before and after summer, prevents almost every case we attend. It takes a technician ten minutes and it is included in any competent service and in every annual maintenance contract.
If your property has had two drain overflows in two years, the drain design is likely at fault rather than the maintenance. Ask for the fall and the trap arrangement to be assessed instead of accepting a third clearance.
You can pour a little warm water through an accessible drain point, but avoid pushing anything rigid into the line. Most drains in UAE ceilings are in awkward positions where a slip damages the pan or the pipe, which turns a small job into a large one.
