An annual maintenance contract changes the economics of owning property. Instead of paying emergency rates for failures that could have been anticipated, you pay a known annual figure for a scheduled program that catches problems while they are still small. Our seven-stage method
Commercial & Office AMC follows the same documented process as every job in our annual maintenance contract (AMC) division.
Property survey and asset register
We visit the property and record every system: AC units with make, model and age, water heaters, distribution boards, pumps, drainage and finishes. That register becomes the backbone of the contract.
Scope definition and transparent pricing
We set out exactly what is covered, what frequency each item is serviced at, and what falls outside the contract. The exclusions are written as clearly as the inclusions, because that is where most contracts disappoint people.
Contract agreement and scheduling
Once agreed, visits are scheduled for the whole year in advance and scheduled at both ends. You know in January which weeks the team will be at your property in September.
Scheduled preventative visits
Planned visits carry out servicing, cleaning, testing and inspection before failures occur. Each visit produces a written report with readings, actions taken and anything to watch.
Priority reactive response
Between scheduled visits, contract customers go to the front of the queue. Faults on covered systems are attended as a priority and covered call-outs are included rather than invoiced.
Continuous record keeping
Every visit, part, reading and repair is logged against the property. Over time this builds a history that makes diagnosis faster and replacement decisions far better informed.
Annual review and forward budget
At renewal we review the year's records with you and provide a forward plan: what is approaching end of life, what should be budgeted for, and what can safely be deferred.

Two services, one visit
Book any two services at the same property on the same visit and the second is discounted by 10%. One trip, one team, one invoice.
Diagnosis you do not pay twice for
If we diagnose a fault and you go ahead with the repair, the diagnosis is absorbed into the job. You are never charged twice for the same visit.
Annual contract credit
Take out an annual maintenance contract within 30 days of any completed job and the value of that job is credited against your first contract year.

Yes. Labor carries a written warranty and supplied components carry the manufacturer's warranty. The terms are stated on your quotation before you commit, not discovered afterwards.

Pricing depends on property size, the number of AC units and the systems included. A one-bedroom apartment typically starts around AED 1,499 per year, while a large villa with multiple systems is priced after survey. Every quotation is itemized.
Standard residential contracts include two full preventative visits plus unlimited call-outs on covered systems. Larger properties and buildings usually move to a quarterly or monthly schedule.
