Building & Common Area Maintenance follows the same documented process as every job in our facility management services division.
We walk every plant room, riser, roof and common area and record each asset: make, model, capacity, age, condition and criticality. This register becomes the foundation of everything that follows.
Each asset is condition-rated and the gaps are identified: missing servicing, deferred repairs, compliance shortfalls and items approaching end of life. You receive this as a written baseline before any contract is signed.
A planned preventative maintenance calendar is built asset by asset, with frequencies matched to manufacturer guidance and actual operating conditions. Scope, exclusions and service levels are agreed in writing.
Technicians are inducted, spares and consumables are stocked, access arrangements and permits are established, and the reporting structure is agreed with your management team.
Scheduled works are executed against the calendar, with each visit logged, signed and recorded against the asset. Nothing is marked complete without evidence.
A defined helpdesk route and response-time matrix covers reactive faults, with agreed escalation paths for critical systems such as lifts, fire systems, pumps and cooling.
You receive monthly reporting on completed PPM, reactive volumes, response times and spend, plus an annual condition report with a costed forward capital plan.

Book any two services at the same property on the same visit and the second is discounted by 10%. One trip, one team, one invoice.
If we diagnose a fault and you go ahead with the repair, the diagnosis is absorbed into the job. You are never charged twice for the same visit.
Take out an annual maintenance contract within 30 days of any completed job and the value of that job is credited against your first contract year.
After survey. Commercial and building-scale scopes vary so widely that a published rate would be meaningless. We survey the site, issue a written findings report and then provide an itemized, fixed proposal with a program. Survey and proposal are free and carry no obligation.

Response times are defined in the contract by criticality. Critical systems typically carry a one to two hour attendance commitment, with lower-priority faults scheduled within agreed windows. The matrix is agreed before mobilization, not afterwards.
