Commercial fit-out in the UAE is as much an approvals exercise as a construction one. Landlord technical guidelines, free zone or municipality permits, Civil Defence requirements, base-build coordination and handover documentation all have to run in parallel with the physical works, and a delay in any one of them stops the whole program.

Brief, site survey and feasibility
We take the brief, survey the demised area, review the landlord's technical guidelines and confirm what the base build will and will not support before design proceeds.
Design, drawings and specification
Layouts, finishes, MEP and furniture are developed into a coordinated drawing set with a written specification and a realistic budget.
Authority and landlord approvals
We prepare and submit the approval packages to the landlord, free zone, municipality and Civil Defence as applicable, and manage the comments and resubmissions through to permit.
Program, procurement and mobilization
A construction program is issued with milestones, long-lead items are procured early, site access and working hours are agreed and the team is mobilized.
Construction and MEP installation
Partitions, ceilings, flooring, joinery and full MEP first and second fix are executed in sequence, with inspections recorded before any element is concealed.
Testing, commissioning and inspections
All systems are tested and commissioned, authority inspections are arranged and attended, and any comments are cleared without delay to the handover date.
Handover, documentation and aftercare
You receive as-built drawings, warranties, operating manuals and completion certificates, plus an aftercare period and the option of a rolling maintenance contract.

If we diagnose a fault and you go ahead with the repair, the diagnosis is absorbed into the job. You are never charged twice for the same visit.
Annual contract credit
Take out an annual maintenance contract within 30 days of any completed job and the value of that job is credited against your first contract year.
