Every villa and building in the UAE stores water on site, and that stored water sits in heat for long periods. Sediment settles, biofilm develops on the tank walls, and if a lid seal or vent screen has failed, dust and insects find their way in.

None of this is visible at the tap until it is severe, which is why tank cleaning is the most commonly skipped item on any maintenance schedule and one of the few with a direct health dimension.

Municipality guidance across the emirates converges on twice yearly for residential storage. In our experience that interval is the difference between a routine job and an unpleasant discovery.

What is actually in there

  • Sediment. Fine mineral solids that settle out of the supply and form a layer at the base. No chemical treatment removes this; it has to be physically extracted.
  • Biofilm. A bonded layer on the walls and baffles. It requires mechanical scrubbing to break, which is why chlorine alone is not a clean.
  • Ingress. Where a lid seal has perished or a vent screen is torn, dust, insects and occasionally worse find a way in.
  • Corrosion products. In older metal tanks and fittings, particulate from the tank itself.

What a documented clean involves

  • Safe isolation and full drain-down
  • Physical removal of base sediment and sludge
  • Mechanical scrubbing of walls, base, corners and internal baffles
  • High-pressure wash and complete rinse with residue extraction
  • Disinfection with a food-grade, potable-approved product at the correct concentration and contact time
  • Thorough rinse so no chemical taste or residue carries into the supply
  • Inspection of lid seals, vent screens, overflow, inlet valve and float mechanism
  • Structural inspection for cracks and leaks
  • Refill, verification at the taps, and a cleaning certificate with before-and-after photographs

The certificate matters. Building management, an incoming tenant or a property manager will often ask for it, and photographic evidence of the tank interior before and after is the only meaningful proof the work was done.

Signs you have left it too long

  • Water with an unusual taste, smell or slight cloudiness
  • Fine sediment in taps, filters, the kettle or the bottom of a glass
  • Recurring unexplained stomach upsets in the household
  • A visibly damaged or missing tank lid, seal or vent screen
  • You cannot remember the last clean, or you inherited the property and have no record

Cost and disruption

Residential tank cleaning starts from AED 549 per tank and a typical villa tank takes three to four hours from isolation to refill. We agree the window in advance so it falls at the least disruptive point in the day.

For buildings with multiple tanks, the work is phased so the building keeps supply throughout, and documentation is consolidated for the facilities team.
